Updated Plans

Here are the updated plans, obviously there are things that need to be fixed, but I think I need to progress to the details and elevations so I can finish, I will probably go back at some point before the final to clean things up, and yes, Werner, you were right, the curve is better then the two sections attached by a "hinge"

Progress South Elevation:
Continuing with the breis-soleil and the heavy mass above a light base.

Joe, wow, yet another huge change. Don’t shoot the messenger. I think the Boylston Street move is right on. I’m a bit less convinced of the curve, but once you convincingly talk about the left-over space behind the building I might understand. A billboard to me is as much about the actual board, as it is about the viewing corridor. Where can the billboard be seen from? Does this influence the beginning and the end? Do we read the billboard from left to right, or vice-versa?
I buy the convergance of the circulation spine with the billboard. The stairs follow the board to the extrems (they could even be located where the elevators are). Why are there two elevators? Could there be just one on one end and a very special space at the other?
The ground floor is missing a building entrance and private vs. public separation. You have certainly enough space to organize that, but where?. The relationship to the left-over space needs to be better defined on this level.
Second floor works OK. The green spaces are rather deep. Is this supposed to be accessible outdoor space or just foreground view out of the windows? Studio 1 would greatly profit from moving the model room elsewhere.
Third and Fourth floor doesn’t work for me. The internalized sleeping cells are rather mean. The proportions sleeping room to common spaces are off, way too much common (rec area?) Your layout in the last go-around was more convincing. Why don’t the sleeping units form a solid mass that enclose a double story rec area between this mass (one idea from the beginning) and the billboard (other idea from later)?
The elevation is currently not representing your idea of solid top or brise soleil. It does however add to the questioning of your upper floor layout. Eight bedrooms (on two floors) get all the light, and plenty of it: the window is certainly sized to daylight half the floor. The outdoor spaces compete big time with the idea of solid top.
Please take another look at villa savoie and the nexus housing. Both projects have a very defined solid top, nexus more so with it’s dark heavily textured, minimally fenestrated mass, Savoie more subtle, the corners are kept, the window is cut in as a continuous band not turning the corner. At the terrace, the window gives way to open air without changing much the character. Considering that you are creating a roof garden, I would propose to constrain yourself on the other floors (especially on the top two floors) with additional roof gardens. They seem to fight your ideas of light and solid too much.
To enforce your reaction to the cityscape, a series of street trees (maybe in the rhythm of your columns?) would be a great addition (plan and elevation).
PS: structural system and diagram.

werner,
i hope some of your suggestions are resolved in the most recent post. i had already posted that stuff prior to seeing your comments. i think the dorm room layout works much better, each room has natural light that will filter through the sleeping quarters. additionally, i reorginzed the studio spaces slightly, a more simplified approach. as far as the ground floor, i still am working on resolving some of those issues, but decided to work on the elevations and the section instead, trying to move forward without being bogged down on the plan. i will also post a sketch of the 'environmental' stuff later today with some construction details for the structural component. regarding the billboard, i am treating that more as an edge/boundary between the transit system and the building/boylston st side. the intent is to try and block that as much as possible, and treat the rest of the site with landscaping (tbd). regarding the nexus housing project, do you have any suggestions where to find some decent images, i can find only a handful of images, which arent really helping at the moment.
