Joe, Boston is a bit closer to sea level than 100'. The south elevation didn’t much improve as you just added a few trees. The heavy top and the light bottom read too similar.
The north façade is intriguing, yet very flat. More than the actual building. I’d like you to cut the foreground at the train level and show the current or proposed ground line rising and sinking along the north elevation. Some shading might also add to the depth reading.
I think the reorganized sleeping room levels work much better, the spaces seem to be more appropriately proportioned and the interconnection is a nice touch. Unfortunately in the real world we wouldn’t be able to build it, as the means of egress from the sleeping rooms could not pass thru an atrium.
i agree with the north facade being too flat, i think i have a thought up a decent solution that might tie into the whole billboard theme and the whole public private idea. i think part of the problem on the south facade is just the way its drawn, i think if i add some more thickness to it and add more shadow it might help - but i will work on that.
